Astarea attracts buyers who want new-construction quality, a gated address, and single-story living — typically empty nesters, downsizers, and buyers relocating from markets where gated single-story is the standard. The private pool and lap lane amenity is a genuine differentiator; most gated communities in Desert Ridge don't have sub-community-specific aquatic facilities at this level.

It's not the right call if
