The Club at Aviano
The clubhouse is the center of daily life in Aviano. Inside you'll find:

Aviano HOA Fees and Rules
Aviano has two layers of HOA:
- Aviano Community Association: $230 per month, effective January 1, 2026. Managed by CCMC. Covers the Club and Aviano's common areas.
- Desert Ridge Community Association (DRCA): a semi-annual master assessment. DRCA handles architectural review, parking enforcement, off-duty police patrols and community-wide events.
Two rules buyers ask about: leases must be at least 6 months, and overnight street parking isn't allowed without a temporary guest pass. Confirm current fees in the resale disclosure for the specific home.
Aviano or Villages at Aviano?
Aviano's 902 homes are single-family. If you want a condo or townhome with lower upkeep, Villages at Aviano is a separate condominium association with its own board and fees.
