Desert Ridge has major plans on the way for new home developments in 2026-2028 including a 293-acre master-planned site by Blandford Homes and a 234 home project by K-Hovnanian homes and on-going luxury expansions.

A 293-acre parcel at the southeast corner of Deer Valley Road and 40th Street was purchased for $180 million. It is slated for premium single-family and mixed-use housing, with planning taking 15–18 months followed by vertical construction (2028). 

K. Hovnanian Development

A newly approved 234-home neighborhood called Tellaro near the JW Marriott Desert Ridge Resort & Spa (also across from Tallin) that features a dedicated cul-de-sac entry tied to the upcoming Doug Dickson Memorial Park.

It spans 53 acres and cost $71M for the land. More than 12 acres will stay open and construction could start in late 2026. Apparently it is not planned to be a sea of rooftops, but rather incorporate open spaces and preserve natural elements.
