Desert Ridge is one of North Phoenix's best-known master-planned communities. It covers roughly 5,700 acres across the 85050 and 85054 ZIP codes and has more than 30 named sub-communities. It's known for its resort setting, its location right off the Loop 101, and its single-family neighborhoods. You'll find condos and townhomes here too, but most buyers come to Desert Ridge for a single-family home with a yard, a community pool down the street, and a short drive to shopping, dining and work.

This guide covers the main single-family neighborhoods, what homes typically cost, how the HOAs work, which schools serve the area, and how to buy here with confidence.

Why Buyers Choose Desert Ridge

  • Location. Desert Ridge sits on the Loop 101 (Pima Freeway), close to the SR 51, and connects to the Loop 202 across the Valley. That gives you a quick route to Scottsdale, the Deer Valley and Tempe job corridors, and Sky Harbor Airport.
  • Lifestyle. Desert Ridge Marketplace, the Musical Instrument Museum (MIM) and the JW Marriott Phoenix Desert Ridge Resort & Spa, with its Wildfire Golf Club, are all close by.
  • Schools. Most of Desert Ridge is served by the Paradise Valley Unified School District (PVUSD).
  • Neighborhood choice. Homes range from production single-family homes to gated, semi-custom and luxury enclaves, so buyers at several price points can find a fit.

Desert Ridge Single-Family Neighborhoods

Because each sub-community has its own builder, architecture and amenities, local agents recommend choosing the neighborhood before you choose the house.

Fireside at Desert Ridge

Fireside is a large community of about 270 acres built by Del Webb and Pulte Homes. It's known for its amenity center, with pools, a fitness center, tennis and pickleball courts, and walking trails. Many floor plans run about 3,000 to 4,500 square feet, and some include casitas. Fireside is made up of several villages:

Each village has its own streetscape and range of lot sizes, but all of them share Fireside's amenities. Explore the Fireside at Desert Ridge page for current homes.

Aviano at Desert Ridge

Aviano is a gated Toll Brothers community with about 902 single-family homes on roughly 400 acres. The homes are Tuscan and Spanish Colonial in style, and single-family plans run from about 2,200 to more than 4,000 square feet. Aviano has its own sub-HOA, which funds a private clubhouse of about 16,000 square feet with a resort-style pool, tennis and basketball courts, and many playgrounds. The Villages at Aviano also offers Tuscan-style townhomes for buyers who want less upkeep.

Sky Crossing

Sky Crossing is a newer master-planned neighborhood with mostly two-story homes, many about 2,500 to 3,800 square feet. Residents have an amenity center, several pools, parks and walking paths. It's a popular choice for buyers who want newer construction and modern floor plans without a custom-home price.

Other Neighborhoods to Know

  • Talinn at Desert Ridge. A newer production neighborhood with modern desert architecture, a community pool and many recent builds.
  • Bella Monte and other resale neighborhoods. These are older production single-family homes. They're often the most affordable way to get a detached home in Desert Ridge.
  • Ironwood Greens and golf-adjacent homes. Some custom and semi-custom homes near the golf courses are at the top of the market.

Prices and Home Styles

Desert Ridge prices vary widely by neighborhood, so the overall median can be misleading. Homes.com reports a median single-family sale price of about $915,647 over the last 12 months, compared with about $713,067 across all home types. Local market reports in 2026 show these rough tiers:

Tier Example neighborhoods Rough price range
Production single-family Bella Monte, older resale homes About $550K–$850K
Newer and semi-custom Talinn, Sky Crossing About $650K–$1.3M
Gated and luxury Aviano, Fireside About $1.1M–$1.8M
Estate Larger Aviano plans, some golf-adjacent customs $1.8M–$2.4M+

Home styles include Tuscan, Spanish Colonial and Mediterranean homes (especially in Aviano), Southwest and desert-contemporary designs, and newer modern-farmhouse and desert-modern homes in the newer neighborhoods. Expect tile roofs, 2- and 3-car garages, and plenty of floor plans with a downstairs bedroom, a loft or a casita. Local agents note that homes on golf courses or facing the resort often sell for roughly 8–15% more than similar homes on interior lots.

Understanding Desert Ridge HOAs

Desert Ridge has two layers of HOA:

  1. Master association. Every home belongs to the Desert Ridge Community Association (DRCA). It maintains shared paths, common landscaping and community-wide design standards. Local reports put master dues at about a few hundred dollars per year.
  2. Sub-association. Gated or amenity-rich neighborhoods like Aviano and Fireside have a second HOA with its own CC&Rs, dues and management company. These dues pay for private pools, gates, fitness centers and courts.

Tip: When you compare homes, add up both HOA fees, any transfer and capital-improvement fees, and the rules on rentals, solar, paint colors and RV parking. A home listed lower with a large sub-HOA fee can cost more each month than a slightly pricier home without one.

Schools

Most Desert Ridge homes are in the Paradise Valley Unified School District (PVUSD), which is one of the main reasons families move here. Based on PVUSD's 2024–25 boundary map, the main single-family communities are assigned as follows:

  • Fireside at Desert Ridge: Fireside Elementary (inside the community), Explorer Middle School and Pinnacle High School.
  • Aviano: Wildfire Elementary, Explorer Middle School and Pinnacle High School.
  • Sky Crossing: Sky Crossing Elementary (inside the community), Mountain Trail Middle School and Pinnacle High School.

Boundaries can change, and homes near a boundary line can be assigned differently, so always confirm a specific address with PVUSD's "Locate a School" map at pvschools.net/enroll before you make an offer.

Amenities and Lifestyle

  • Desert Ridge Marketplace. This open-air center has restaurants, shopping, a movie theater and events, right at the Loop 101 and Tatum Blvd.
  • Musical Instrument Museum (MIM). This world-class museum and concert venue is on Tatum Blvd near Mayo Blvd.
  • Golf. The JW Marriott Phoenix Desert Ridge Resort & Spa is home to Wildfire Golf Club, with its Palmer and Faldo courses. The resort also has a spa, restaurants and a lazy river.
  • Healthcare and jobs. The Mayo Clinic Hospital campus and many corporate offices along the Loop 101 corridor are a short drive away.
  • Outdoors. Neighborhood trails connect to parks, and the McDowell Sonoran Preserve and Reach 11 Recreation Area are nearby.
  • Commute. The Loop 101 runs along Desert Ridge, and the SR 51 is nearby, with links to the Loop 202. Downtown Scottsdale, Kierland and Sky Harbor Airport are within easy reach.

How to Buy a Single-Family Home in Desert Ridge

  1. Get pre-approved first. Desert Ridge's best homes can go quickly, and a strong pre-approval letter makes your offer more competitive.
  2. Choose the neighborhood, then the home. Decide on the HOA setup, gate, amenities, schools and lot type you want, then shop within those neighborhoods.
  3. Look closely at the lot. Golf course, mountain views, cul-de-sac, pool or no pool, and which way the backyard faces (north and east are popular in summer) all affect price and resale value.
  4. Review the HOA documents. In Arizona, buyers get HOA documents during escrow. Read the CC&Rs, budget, reserves and any planned special assessments.
  5. Inspect carefully. Order a general inspection plus a pool inspection, a roof inspection (tile underlayment ages over time), an HVAC service, and termite and scorpion checks.
  6. Compare resale and new builds. Newer neighborhoods may still have builder or near-new homes, while resale homes often come with landscaping, window coverings and pools already in place.
  7. Work with a local expert. An agent who knows each sub-community's comps, HOA quirks and off-market listings can save you time and money.
